My Fulton County appraisal jumped 38% and my jaw hit the floor

Got the notice last Thursday and my value went from $312k to $430k, which is nowhere near what houses on my street in East Point are actually selling for. I called the assessor's office and they basically said file an appeal by the deadline or live with it, no explanation of comps at all. Has anyone here actually won an appeal, and did you hire one of those $200 appeal services or just do it yourself?

Did you pull the actual sale prices for comparable homes yourself before calling them? Honestly those appeal services mostly just file the same paperwork you can do on your own, so save your $200 and gather your own comps.
