Neighbor's solar install revealed a roof issue I ignored for 5 years
Last week I was chatting with my neighbor in East Atlanta while his solar crew was up on his roof, and they spotted a soft spot near my chimney from the ground. Turns out my roof decking has water damage from a flashing leak I never handled after buying the place in 2019. I got a quote for $1,850 to replace the damaged section, which is way less than a full roof, but it makes me wonder what else I've missed. Has anyone else found hidden damage after a neighbor's project went up?

Got my roof inspected after a buddy's drone hobby revealed some lifted shingles on my back slope. Turned out I had the same problem, water had been sneaking in around an old vent pipe for years. Paid $2,200 to fix that section and had them reseal every boot and flashing while they were up there. The extra $400 for the resealing was the smartest money I spent. Found out my chimney crown was cracked too, just from them looking around with fresh eyes. Point is, if the section quote is fair, do it now, don't wait for it to spread. Water damage only gets bigger and more expensive the longer you ignore it.
