Overheard my HOA board talking about our roof reserve fund and I'm kind of freaked out now
I was walking my dog past the clubhouse windows last Tuesday and caught part of a board meeting. One of them said something like "we're about 40 grand short on the roof replacement fund and most units still need new shingles by 2026." That stuck with me because we just approved a $200 annual dues increase for pool maintenance. Meanwhile my own roof started leaking after those storms in March. I'm wondering if anyone else has tried to get their HOA to share the full reserve study numbers without going through a formal records request. How did you handle it?

Yeah that $200 for pool maintenance instead of roofs is a real head-scratcher (and not in a good way).

Doesn't it feel like every organization just kind of throws money at the wrong stuff first? HOAs are the worst about it, but honestly I see this same pattern at my kids' school and even at work with our department budget. You gotta think that the pool is a "fun" upgrade they can show off, but a new roof is just boring and expensive. I'd just straight up email the board president and ask for a copy of the reserve study from the last year, a lot of places will send it if you act friendly and concerned instead of angry. If they try to dodge you, then you know something's definitely off and you gotta press harder.
