That one appraisal comment about my extra bathroom totally shifted my renovation plans

My appraiser told me spending $18k on a second full bath in Decatur was a waste since most buyers here want bigger yards instead. I ripped up the plans and put in a deck with a pergola, and now I'm curious if anyone else got feedback that made them completely flip a home project?
