Why I stopped trusting my agent's comps after 3 closings

I used to just nod along when my realtor gave me comps for pricing my Decatur bungalow, but last spring his numbers were off by $18k and I almost listed too low. Then I pulled the county tax records myself and cross-checked three actual sales from the last 60 days, which showed the market had shifted way faster than he thought. Has anyone else found that doing your own comp homework beats relying on an agent's quick spreadsheet?

The agent's spreadsheet must have been made on a calculator from 1999.
