TIL my city's permit office has a 10 day window where you can fix a fence without a permit if a storm knocked it down
A storm took out part of my back fence in Kansas City last month and I was ready to drop $400 on a permit plus weeks of waiting. Then a neighbor who works for the city mentioned that if you rebuild within 10 days of a storm and keep the same height and materials, the repair gets treated as emergency maintenance and no permit is needed. I pulled the storm date from the National Weather Service, took photos of the old posts, and got it done on day 8. The inspector who came by for something else looked at it and shrugged. Has anyone dealt with this kind of storm damage window in another city, and did it hold up if a neighbor complained?
How did you actually prove the storm date to the permit office if they ever asked? Like did the NWS report have to list your exact address or just the general area? I'm asking because my buddy got hit by that same windstorm in Waldo and his neighbor called the city on him around day 9, and the inspector wanted paperwork showing the damage was storm related and not just him finally fixing a fence he'd been putting off. Seems like keeping the photos and the weather report saved you, but I wonder how strict they get if someone actually files a complaint.
