That FEMA flood map update in Nashville changed my insurance math overnight

I dug into the revised 2024 flood zone data for my neighborhood after a friend's closing fell through, and the new maps put 40% more homes in high-risk zones than the old ones, so are we actually seeing more flooding or just better mapping, and has anyone else had their premium jump without a single drop of water near their house?

Did you get any kind of breakdown from your insurer on what exactly changed? I had the same thing happen to me two years back, and turns out my premium doubled because the map now counts a drainage ditch behind my house as a floodway, even though it's been dry since I moved in. What actually worked for me was filing an appeal with FEMA and getting a surveyor to show the ground elevation was higher than their model said. Took about four months, but they reclassified me and my rate went back down. @jenny_lane12, that boat loan joke hit a little too close to home, I almost started pricing kayaks myself.

My flood map upgrade came with a free boat loan apparently, cause my premium went up like I live in a swamp...
