Overheard a real estate agent talking about 'as-is' clauses at a coffee shop
I was grabbing a latte downtown last Tuesday and this agent at the next table was telling her client that 'as-is' doesn't mean you're off the hook legally. She said if you know about a problem and don't disclose it, you can still get sued even with that clause in the contract. That got me thinking about my own small business lease I signed 3 months ago. Has anyone else had a deal fall apart because of how 'as-is' was worded?

Hold on, so you're telling me that whole 'as-is' thing is basically a fairy tale people tell themselves to feel safe? I'm honestly shocked, I thought it was like a magic shield against any and all problems. That real estate agent is right, I bet half the people who sign those clauses don't even know they can still get sued. It's scary how much trust we put in a few words on paper without really understanding them.

So does that mean someone could sell you a car with no brakes and just say "hey, it's as-is" and you'd have zero recourse? That seems like a loophole lawyers would have a field day with.
