Serious question, how does a 2 page lease become 40 pages by the time lawyers add clauses?

I got the draft for my new office space in Tulsa and the base form from the landlord was 2 pages. After their attorney and mine went back and forth, it ballooned to 40 pages, most of it boilerplate about mold and roof access. Has anyone else seen this and just signed it as-is, or do you actually read every line? I skimmed and felt like I missed something important.

Boilerplate about mold and roof access" is code for "we paid a lawyer to copy-paste every disaster that ever happened to a building since 1992." I skimmed mine too, signed it, and now I'm pretty sure I legally owe the roof a monthly apology.
