Finally landed a listing after 4 months of dry spells this morning in Cleveland

I had a random chat with a guy at the coffee shop about how his property tax assessment seemed off, and I pulled up comps right there on my phone that saved him $200 a month. Has anyone else ever snagged a client just by being in the right spot at the right time?

That’s a good story, but I think luck’s a pretty shaky foundation for a real estate career. Hard work and consistent networking usually pay off way more than random coffee shop chats. Maybe that guy would have found you anyway, or maybe he’s a one-time thing.

My buddy Tim had a similar thing happen in 2019. He was at a car wash, waiting for his truck to finish, and this older guy starts complaining about the soap they use. Tim just listens and shrugs, says something like "yeah, but it beats washing it yourself in the driveway." Turns out the guy owns three laundromats and was looking to sell one. Tim didn't even ask about it, just listened to him vent for ten minutes. He took his card, called him two weeks later, and that lead turned into his biggest commission that year. So no, it wasn't luck that the guy was there or that Tim happened to be washing his truck that day. It was just Tim being a normal, decent person who pays attention to people instead of his phone.
