Getting my score from 540 to 640 in 5 months, but now a landlord in Columbus won't even look at me
Last March a collection agency took $1,100 off my report when I sent proof the debt was from 2014 and past the 7 year mark. Two weeks ago I toured a duplex on High Street in Columbus and the guy said he only rents to people with 680 or higher, no exceptions. Part of me gets it since he got burned before, but 640 with 5 months of on time payments has to count for something, right? How do you all handle landlords who go off the number alone instead of hearing your story?
The part about the 7 year mark is not quite right. Debts can be reported for 7 years plus 180 days from the date you first went behind, and that clock starts when you miss the first payment, not when the debt was opened. So a 2014 debt could legally sit there until 2021 or 2022 depending on when you actually stopped paying. If the collector folded after your letter, they probably could not prove the date or they sold it off, not because the law forced them. That matters because a landlord pulling your report may still see other old stuff you think should be gone. As for the 680 cutoff, he is running a business and a score is the easy filter, so your story will not move him unless you get in front of him a different way. Offer a bigger deposit, a cosigner, or a few months rent upfront if you can. Some landlords will bend for that even when they will not bend for a number.
