Paying for a full property inspection before closing saved me from a $15k foundation issue the seller hid.
The $500 report showed cracks under the deck they'd patched over, which let me walk away and find a solid place that didn't risk my new mortgage.

Totally agree about the inspection saving you from a hidden foundation issue. I had a similar close call where the inspector found faulty wiring the flipper had just covered with drywall. That $400 fee felt like a huge win when we backed out. It's the best money you'll ever spend on a house, hands down. Skipping it is just gambling with your biggest purchase.

Our inspector caught a cracked heat exchanger.

Yeah, that drywall trick is so common and so dangerous. Really makes you wonder what else people are willing to hide.
