Pro tip: my mortgage broker in Dallas told me to stop paying down my collections before applying
I spent 8 months throwing $150 a month at old medical bills because I thought a zero balance looked better on paper. Then a broker in Dallas pulled my report and asked why I was touching stuff that was already 3 years old, since those accounts were set to fall off anyway. She said I should have let the older ones age and saved that $1,200 for closing costs and a bigger down payment. Cost me a whole extra leasing cycle in a place I hated. Has anyone else had a lender tell them the opposite of what the credit apps push?
