That viral chart about rent going up 47% in Austin doesn't match what I see on the ground
I was in Austin last month helping my brother move out of his place off Riverside, and his rent actually went down when he renewed in March. The chart I keep seeing shared says rents jumped 47% in two years, but when I pulled the actual listing data for his zip code, the median was up closer to 12%. The viral post mixed together new luxury towers downtown with the older complexes where most people actually live. It also compared 2020 prices, when landlords were handing out two free months just to fill units, to 2023 prices. That's not a rent hike, that's a bounce back from a weird pandemic dip. Has anyone else checked a viral rent chart against the real listings in their own area and gotten a totally different number?
